Modernization of 3 legacy lifts (22 years old) at a heritage boutique hotel without disrupting guest operations.

About the Project
Bandung Heritage Hotel occupies a colonial building with preserved architectural elements. After 22 years of operation, the lift system experienced frequent breakdowns and electronic components had become obsolete (parts hard to source).
Scope of Work
- Condition audit and modernization recommendation
- Control panel replacement with modern microprocessor
- VVVF drive replacement for energy efficiency
- Door operator replacement with modern servo motor
- Cabin refurbishment preserving heritage elements (wood-panel finish in original tone)
- Replacement of rope, governor, and brake assembly
- Re-certification with Disnaker
Challenges
Modernization was performed sequentially (one lift at a time) so hotel guests were not disturbed. Cabins were refurbished off-site and returned in finished condition to keep per-unit downtime to just 12 days.
Results
- Power consumption dropped 42%
- Breakdown rate from 3×/month average to 0
- Cabin aesthetics retained heritage character
- Client renewed Standard maintenance contract
