About the Project
Thamrin Office Tower is a 38-floor office building with 95% occupancy. After 18 years of operation, management required comprehensive modernization to ensure lift system reliability given high daily traffic (12,000+ trips/day).
Scope of Work
- Modernization of 6 passenger lifts (control, drive, door, cabin)
- Modernization of 2 service lifts
- Implementation of destination control system for peak hour efficiency
- Access control integration with smart card per tenant floor
- Emergency rescue system upgrade
Challenges
The building remained fully operational throughout the project. Our team applied a strict sequential schedule — only 1 unit modernized at a time, with major work performed at night and weekends to minimize tenant disruption.

- Total project duration 8 months for 8 units
- Peak-hour waiting time reduced from 95 to 38 seconds
- Power consumption dropped 38%
